4.5 room Maisonette in Falera

Behind typical masonry and wooden construction, which tells old stories and exudes rural charm, the rustic 4-room maisonette apartment is hidden in a cozy, simple 3-party house with an attached stable. In the base of the house, facing the street, a cellar room offers the ideal storage space for bikes, skis, and sleds. A narrow access road enables rear access to the inner courtyard, from which you can reach the apartment entrances. Initially, a communal entrance hall greets you, which provides space for shoe racks. Behind the apartment door, a staircase leads directly to the cozy living floors. The small hallway opens up to the various rooms - to the right, the cozy living room with storage cheminée, which warms the room with crackling fire. Sociable evenings or quiet hours in the reading armchair beckon here with a charming view of the St. Remigius Church and into the mountain peaks. A smaller room is adjacent and is suitable as a guest room or office. In addition to the living room, the simply designed, well-equipped kitchen with an additional warming wood stove (Tiba), on which you can cook, also promises a cozy get-together. The large corner bench and table invite the whole family to enjoy - the infrared heating also provides additional warmth (infrared heating can be added cost-effectively in all other rooms). From here, you can access a narrow balcony with a view of the village, the church, and the mountains. On this level, you will also find a cozy bedroom and a renovated bathroom, in which a shower, toilet, sink, towel warmer, and washing machine have been installed. A small staircase leads to the attic, which offers not only a cozy reading corner but also a comfortable and spacious sleeping area with ample storage space. An attic complements the room offer. Parking possibilities can be found on the main parking lot of Falera, which is only a few minutes' walk away. A rustic and simple opportunity with plenty of space for the whole family!
The 3-party multi-family house is located in the village center of Falera. Parking facilities, public transport connections, and shuttle buses are just a stone's throw away. You can start hiking and biking tours directly from the front door - the chairlift, which opens up Curnius, is also within walking distance, as are the shops that cover daily needs. The cozy town of Falera is located on a sunny terrace at 1220 m above sea level and is thus above the general traffic axis of the Surselva. The family-friendly town, also often referred to as the pearl of the Flims Laax Falera tourist destination, remains untouched by through traffic, which is highly appreciated by all those seeking relaxation. The unobstructed view over the Rhine Valley to Chur, from Lugnez to far in the direction of Obersaxen, is unique. Just a few steps from the house, a shuttle bus conveniently opens up the mountain railways, and the hotel's shuttle is also available. With over 220 km of slopes, 5 snow-covered valley runs, 29 facilities, 4 snow parks, and the largest halfpipe, the Flims/Laax/Falera ski area - the white arena - is one of the most snow-sure and sunniest winter resorts in Europe. In the village, an ice rink with free shoe rental is available and delights young and old. The region is also a popular holiday destination in summer. The impressive nature, especially the Rhine Gorge, as well as the intact mountain world and a variety of leisure activities, make the region particularly interesting. Hiking, biking, rafting, or golf are extremely popular, and a football and children's playground are available in the village itself for leisure activities.
