10 room Detached house in Glarus

Large, well-maintained single-family house with an apartment, an old building with style. Charming row house settlement, child-friendly, sunny, very quiet. Just a few steps to the green, yet everything you need is nearby. An area with high recreational value and a lot of quality of life - live where others want to. Glarus is the smallest cantonal capital in Switzerland. Surrounded by distinctive mountains, near Lake Klöntal, which reminds one of a Scandinavian fjord, the town offers urban flair amidst a fascinating landscape. Formerly a market town, rebuilt in a checkerboard pattern after the devastating fire of 1861, Glarus is today an important residential and economic center and offers a high quality of life. Its settlement development is also interesting: a tense juxtaposition of organically grown and planned districts. That's why Glarus is listed in the federal inventory of protected townscapes in Switzerland of national importance. In the middle of the town is the largest square in the valley, the Landsgemeinde or Zaunplatz. The buildings date back to the time before the fire, with curved cross-gables all around. Right behind it, to the west, lies Erlen, a compact residential quarter. Two access roads, a back street, the main facades follow the building line exactly and evenly. Strict regularity characterizes the straight house rows of the former workers' quarter: at the southern end, the row house to be brokered stands. Three clear window lines on the main facade, three full floors and an attic high, a stately annex on the back street, with a large roof terrace on top, the building presents itself. While most houses there have two window lines, the sales object has three and appears broad without being massive. A separate apartment was built on the ground floor, a long-term tenant lives there in a 3.5-room apartment. Towards the back street, there are utility rooms, also a small garage, a bike room, and a second house entrance. On the first upper floor, there is a living room with a stately tile stove to the east, a traditional side room, a living kitchen, a wet room with sink, toilet, and bathtub, and another room. The second upper floor has an almost identical room layout, three more rooms, one large, two medium-sized. The attic is a first highlight, a purlin roof, an apparent tangle of purlins, posts, and beams forms the roof truss, very beautiful. Impressive is also the existing building substance: hand-planed paneling on ceiling and walls, tasteful plank flooring, parquet floors with herringbone pattern, cozily creaking plank floors, stemmed doors, tiles with the flair of the 1940s, a Tiba wood stove for cooking: those who appreciate old elements and good craftsmanship will find it here. The property is immediately habitable but can also become a sustainable renovation project: whoever wants to, renovates part of the house technology, leaves the beautiful, venerable interior design and can thus create their own paradise. If more living space is needed, the spacious attic is expanded. This property is ideally suited for all interested parties who are looking for a stylish home, combined with a decelerated life in a quiet, green city quarter. Everything important for life is nearby: schools, kindergarten, train station, bus stops, shopping opportunities. It's a home for everyone - singles, couples, families, seniors. Those who have a large family will find plenty of space here. If you prefer it a bit smaller, you live in the upper apartment yourself, rent out the separate apartment, the earned interest covers your own expenses, and you live there for free. A multi-generation household is also possible with the two apartments or the model of living and working in the same place. We look forward to your contact and will provide you with the sales documents in a non-binding manner.
