7.5 room Detached house in Muri

Spacious, sunny, and with a magnificent view: are you looking for an exceptionally spacious single-family home in a preferred, quiet location in Muri? With a lot of green space, private sphere, and the Aare practically at your doorstep?

Then this is our offer in Muri near Bern:
Generosity is not a promise here, but a lived reality: 270 m2 of net living space on a park-like property of 1,027 m2 offer space that is rarely found today. Wide rooms, large window fronts, and plenty of daylight create a living atmosphere that is unparalleled.
The ground floor welcomes you with an inviting entrance area with cloakroom and guest toilet.

The living and dining area is open-plan and flows smoothly into each other. The living room with a fireplace and a cozy flower window becomes the bright heart of the house, while the beautiful herringbone floor provides a cozy and elegant atmosphere. A spacious forecourt offers direct access to the well-kept garden with a covered seating area. The spacious kitchen impresses with plenty of workspace and storage space, as well as additional space for a dining area. The ground floor is complemented by another, versatile room - ideal as a bedroom, guest room, or home office. Directly connected to the kitchen is also a garage with space for one car.

The upper floor is dedicated to retreat and relaxation: four bedrooms offer space for the whole family - two of them with access to a shared balcony, from which the magnificent view can be enjoyed to the fullest, supplemented by another balcony to the rear garden. For comfort, there is a bathroom with a separate shower, bathtub, double sink, and window, a second bathroom with a bathtub including a shower, as well as a separate toilet. Numerous built-in closets throughout the house provide thoughtful storage space.

A special highlight awaits you in the basement: a private wellness area with sauna, shower, and water basin - your own little spa for relaxed hours. In addition, there is the laundry room, several spacious cellar and storage rooms, and the technical room.

The heart of the outdoor area is the extensive, inaccessible garden with a large, covered seating area - a private retreat that invites you to long summer evenings in the green as well as to quiet moments for yourself.

A solar system on the roof provides sustainable energy. The just 4.5-year-old, high-performance PV system with 19.08 kWp and a large 19.32-kWh electricity storage system sets standards. It not only covers the self-sufficiency extremely autonomously but also offers the perfect, future-proof basis for the future retrofitting of a wall box to charge an e-car or the switch to a heat pump.

The location in Muri is one of the most sought-after in the region: quiet, sunny, and yet perfectly connected. With public transport, you can reach Bern train station in about 25 minutes, while the Muribad and the Aare are only 3 minutes' walk away.
The property has been carefully maintained over the years and offers a solid, value-stable substance. As early as 2001, over CHF 440,000 was invested - including the kitchen, heating, floor heating, flooring, sliding doors, new plaster in the living and dining room, sanitary facilities, roller shutters, and window shutters, wood/metal windows, the renovation of the flower window, as well as painting work inside and out. With a few design accents - refreshed painting work and new flooring on the upper floor, as well as a sanded parquet floor on the ground floor - you set your own personal touch and make this spacious home completely your own.
