4 room Detached house in Näfels

At the Fahrtsplatz, a popular residential quarter, very quiet. An older property with style, freshly renovated outside and inside. Many leisure activities, high quality of life and, due to the slope location, an impressive panorama: It's good to live here. Näfels is probably the most well-known Glarner village due to the events of 1388 and the annual Fahrtfeier. There is a high quality of life and plenty of leisure value. The winter sports resorts of Braunwald and Elm are nearby. Hiking, mountain tours, climbing - the pre-Alps begin literally at the edge of the village. For mountain bikers, there are single trails, Lake Walensee is just a few minutes away, and above the village lies the famous Oberseetal with an idyllic mountain lake: Living where others want to vacation. The village offers a modern infrastructure and interesting jobs, the cultural offer, the proximity to the main town of Glarus, but also the fact that you can reach Zurich, Chur or St. Gallen in a short time via the highway, motivates young families to settle in Näfels. Throughout the village, you can see well-maintained old buildings and tasteful new ones, a pretty village. The center of the old, rural village core is the spacious Fahrtsplatz, lined with Tätschdach houses and located on the national hiking trail. There, on the old connecting road from Bilten to Glarus, stands the offered property: A medium-sized house, with its gable side facing the street. Clear window lines, towards the slope, a building section with approximately 21 m2 of floor space is attached, it increases the usable area and forms a great terrace with its flat roof, the actual highlight of the property. The building was extensively renovated and restructured inside and outside in 2023 and 24. Many parts of the old house technology have been replaced, windows and doors are new, and it has been heated with a heat pump since then. The high parterre and first upper floor are similarly structured, both floors have a small, open kitchen, a wet room with shower, sink and toilet, and two half-rooms each - can thus form two independent living units. On the upper floor, there is another room in the annex. A spacious cellar, an attic in the roof and a storage room in the annex also belong to it. Behind the house, there is a strip of garden, and a parking space towards the street. And on the annex, above the neighboring roofs, a substantial, partially covered terrace with a view far into the southern Glarnerland - a great panorama. The house can be a beautiful home for singles, couples, or small families. For those who want to save money and not remain tenants: Welcome, everything important is nearby - school, kindergarten, train station, bus stops, shopping opportunities. Small investors will also be pleased, the renewal substance is only a few years old, major renovations are far away: An ideal small rental property. Currently, it is being rented out floor by floor with a high yield. We look forward to your contact and will provide you with the sales documents gladly and without obligation.
