RUSTIC HOUSE TO BE RENOVATED with TERRACE and LAWN. A family hub surrounded by GREEN, SUN and TRANQUILLITY.

The house is located in the small fraction of Rosone in the nearby neighborhood of Sonvico, which belongs to the municipality of Lugano, in the heart of the VALCOLLA.

The location puts the house near CADRO and CANOBBIO, close to the main services in the municipality. The house, inserted in a small and quiet NEIGHBORHOOD of single-family homes and holiday homes, enjoys a magical view of the valley with a view of the peaks of the "DENTI DELLA VECCHIA" from all rooms.

At the foot of the house, a lawn of reasonable size that guarantees the right space for the GREEN AREAS.

The house develops on 2 LEVELS and is currently divided into:

• GROUND FLOOR: Kitchen, dining room, bathroom and external terrace;
• 1ST FLOOR: 2 rooms.

The house does not currently have its own parking space, which could however be created with a redefinition of the outdoor spaces or by asking the municipality for alternative solutions.
