10 room Multi-family house in Biel

The property at Pianostrasse 10/10a in Biel was built around 1900 and was extensively converted into three spacious duplex apartments in 1992. Since then, the apartments have been continuously maintained and renovated as tenants changed, so that the property presents itself today in a well-kept and good condition. Also in recent years, investments have been made continuously in the maintenance of the property: The facade and shutters were repainted in 2014. In 2026, the windows of apartments 101 and 201 as well as the house entrance doors were also repainted, which further underlines the well-kept appearance.

Apartment 101 – 4.5-room duplex apartment (ground floor / 1st floor)

The spacious duplex apartment has a garden seat and a balcony and offers an attractive living environment with direct outdoor reference. The apartment has been rented to a married couple since 2016. It is a smoking household.

Apartment 111 – 3.5-room duplex apartment (2nd floor / attic)

This attractive maisonette apartment has a balcony and a spacious roof terrace. In connection with a tenant change, the apartment was extensively refreshed in May 2025: All rooms were repainted, the kitchen replaced, and the floor coverings in the two bedrooms renewed. The apartment is in good condition and has been rented to a family (mother with son) since June 1, 2026.

Apartment 201 – 3.5-room duplex apartment (ground floor / 1st floor)

The duplex apartment with a garden seat was completely repainted in the course of a tenant change in May 2026. Additionally, the floor covering in the child's room was replaced. The apartment presents itself in a good and well-kept condition and has been rented to a middle-aged couple since June 1, 2026. Particular emphasis is placed on the separate house entrance, which gives the apartment additional privacy and a high degree of independence.

Each apartment has its own basement compartment in the basement. In addition to the three residential units, the property offers two outdoor parking spaces and a workshop in the basement, which creates additional utility and storage space.

Heating is provided by a gas heating system (replaced in 2013). The heat distribution is carried out by means of underfloor heating and radiators, which ensures a comfortable and demand-based heat supply. In 2021, heating and water meters were also installed, which enables transparent and consumption-based recording of ancillary costs. Each apartment also has its own boiler. The last decalcifications took place in 2021 (apartment 201) and 2025 (apartment 101), and the boiler in apartment 111 was replaced in 2026.

Overall, the property presents itself as a well-kept multi-family house with stable rental relationships, attractive apartment offer, and further rental potential in a well-connected location in Biel. Thanks to the division into three spacious residential units, the object is suitable as a sustainable investment property with existing yield potential as well as for own use as a multi-generational house, in which different generations live under one roof and at the same time benefit from a high level of privacy. In particular, the independent access to apartment 201 opens up attractive possibilities for use.
