9 room Multi-family house in Rorschach

Take advantage of this unique opportunity and invest in a promising property, where size and space are not empty promises. Located in a central, slightly elevated position, close to Rorschach station, is the well-maintained and versatile residential and commercial building from 1957, which was built in solid construction and completely renovated in 1993. The attractive and well-connected location on a quiet neighborhood street is ideal for a harmonious mix of living and working. A multi-family house that convinces with a lot of individual design freedom on 1,395 m² of living space.

Two apartments are efficiently divided. The house entrance of the large apartments on the 2nd and 3rd upper floors is regulated by a right of way over the neighboring house and is therefore fully autonomous. A commercial room, which was used as a photo studio in the past, also has the same access. The bright, above-average large apartments convince with high rooms, a lot of light, and space. On an extremely generous (181 m²), partially covered terrace, you will find the apartment on the 2nd upper floor, which also has its own sauna. The open living and dining area with its own chimney leaves no wishes unfulfilled. A respectable wardrobe, two toilets, a large bathroom, and its own washing machine and dryer increase the rentability. On the top floor, the almost identical apartment convinces with two wet cells, also its own washing machine and dryer, skylight, large wardrobe, partially beautiful lake and distant view, chimney, and covered terrace. These are two dream apartments that are rarely found in these dimensions and are therefore easy to rent. The apartments have floor heating.

In the basement of the main building, a huge and well-equipped commercial room (281 m² of living space) with two toilets (including showers), a small commercial room, and the basement compartments for the apartments are established. The ground floor (high ground floor) and 1st upper floor can be reached via a few stairs and was used as an office in the past. Here you will find two separate toilets, a reception room, a kitchen, a lounge, and spacious office space. These can be easily converted into multifunctional spaces (e.g., as a practice). The rooms on the 1st upper floor have a balcony facing north. The roof was completely renewed in 2020 and a large-scale photovoltaic system was installed. The building is heated by district heating from the company Permapack AG. The versatile commercial spaces, which are ideal for businesses of all kinds, e.g., handicraft, fitness, doctor's practice, photo studio, office, coworking spaces, etc., convince with a lot of living space and a well-developed infrastructure. They can be easily adapted to individual wishes and needs with little effort. All apartments (one of which is self-occupied) and the large commercial space in the basement are rented. The spaces are rented below the usual market values. There is rental potential.
