Building land in Oberwil BL

A house - many possibilities

"Brickyard" in Oberwil - Multi-family house with 6 apartments and development potential
A property with history and possibilities.

Located at Hohestrasse 130 in Oberwil, in the well-known Brickyard area, this exceptional multi-family house from 1894 is for sale.

The property currently comprises six apartments and offers interesting opportunities for investors, developers, or buyers who recognize the potential of an existing property and want to take it into the future.

The building is in a state of disrepair and is being sold as seen in its current condition. This is precisely the opportunity to rethink the property and develop it according to one's own ideas and possibilities.

The key facts:

• vacant (until the end of 2026) multi-family house with 6 apartments
• year of construction 1894
• building volume approx. 2,507 m³
• plot parcel no. 7455: 614 m²

additional co-ownership parcel no. 7465: 165 m²
total shared plot area approx. 779 m²

• 11 parking spaces
• takeover possible as of the end of 2026
• sale price CHF 1,880,000.-
• interesting for investors and developers

The property will be handed over after the completion of the clearance. After renovation - depending on the buyer's investment horizon - it achieves between 6.1 and 7.2% gross return and leaves all options open for a later total renovation or new construction.

The vacant situation offers a significant advantage: a new owner takes over the property not with six long-term existing tenancies, but receives a corresponding large scope for action for the future orientation.

Thinkable - subject to the corresponding official clarifications and approvals - are, for example, the renovation and re-rental of the existing apartments, a more comprehensive repositioning of the property, or the examination of further construction possibilities.

Which variant is economically and legally sensible can be checked by a buyer according to their own strategy.

The existing structure with six apartments forms an interesting starting point for future use.
