Multi-family house in Montreux

Residential building with 5 apartments in the historic center of Montreux, 450 m from the train station and 600 m from Lake Geneva. The building requires significant renovation work to be put into a rentable state. The offer is intended exclusively for experienced investors who have the financial and technical means to carry out a project of this magnitude. Price on request.

The building, constructed in 1862, is currently empty and has undergone partial renovation in 2025. However, the work done so far does not cover the entire scope of necessary interventions: the buyer must plan for a significant renovation budget to put the property into a rentable state that meets current standards. Technical installations, finishes, and compliance with norms - the scope of the remaining work is to be precisely evaluated during the visit and with the support of building professionals. This property is not suitable for buyers looking for a turnkey or immediately rentable asset.

The building, its character, its constraints.

The building features preserved elements of the era - original fireplaces, exposed beams, generous ceiling heights, original staircase - which offer great potential for a qualitative renovation. It is listed in the cantonal architectural inventory with a rating of 4 (winemaker's house and café), which means a less restrictive status than a classified protection, but requires dialogue with the heritage authorities for any intervention on the envelope or structure.
The plot is also subject to the communal reserve zone of Montreux (regulation approved in April 2022): new constructions are not allowed, only interventions on the existing building are possible, according to rules that must be imperatively validated with the Municipality and the competent cantonal department before any offer.
