Commercial space in Lausanne

Full presentation of the property: https://impulseproperties.ch/ipr-lem-2026

Ensemble of two PPE lots brought together for the first time in a single acquisition: commercial space on the ground floor (76.6 m²) and fully renovated apartment on the 1st floor (75 m²) occupied by a single tenant with no payment incidents.

Annual gross income: CHF 51'720.-
Return on equity (30% equity): around 10.9%.
Price: CHF 990'000.-- (parking spaces extra)

Documented return

The annual gross income collected is CHF 51'720.-- based on the current leases. With a 30% equity contribution (CHF 318'000.--) this offers a return on equity of around 10.9%.

The rent for the commercial space is 100% indexed to the IPC (base 06/2023): each point of inflation is automatically reflected in the income.

The apartment: work completed, occupancy permit obtained.

The apartment on the 1st floor was completely transformed between 2022 and 2023 under the direction of an architect for a documented amount of CHF 228'451.-- in work costs.

The building permit was issued by the City of Lausanne for a change of use to residential and the occupancy permit was obtained after completion of the work. The legal designation of this lot is now residential PPE - which secures and enhances the asset in the long term. The buyer takes over a fully renovated property, with no work to be done.

Double flexibility: investor or future occupant.

For an investor: immediate income, solid tenant in place until 2028 and 2030 and indexed rents.

A rare plus: 200 m² rooftop with a view of Lake Geneva.

The co-owners have access to a common rooftop terrace of over 200 m² with an unobstructed view of Lake Geneva. In Lausanne, this type of communal space at height is a rarity that enhances the attractiveness of the property for resale.

An address that secures future re-letting.

Avenue du Léman is one of the most sought-after residential streets in Lausanne, just two steps from the lake, the city center, and all amenities. If the leases were to expire, the location alone would be an argument for re-letting: local shops find their customers here, and renovated apartments are in demand.
