Factory in St. Gallen

Discover this versatile commercial property.

Idyllically and quietly located on the edge of the forest and at the end of two dead-end streets in St. Gallen-St. Georgen, we are selling an interesting, three-story

commercial property with 960 m2 of net usable space, a parking hall, and a large surrounding area for parking and storage space in the residential zone.

The commercial property impresses with its bright and spacious usable space and solid infrastructure – ideal for companies and craft businesses looking for space and functionality. All three floors can be accessed separately from the outside as well as internally via the elevator shaft and staircase. The bus stops in the direction of the train station/center and in the direction of St. Georgen-Bach are reachable at a distance of 190 m.

Although the parcel No. F4425 with 1,668 m2 is located in the residential zone W2 (soon to be residential zone W10.5), the property is currently being used entirely for commercial purposes. The entire property is currently rented out and generates a gross return of 6 %. If desired, partial self-use by the buyer would also be possible. However, a conversion of this commercial building to residential use would also be possible.

The location offers many advantages:

• The main train station and the old town can be reached by car or bike in 6 minutes, by bus in about 10 minutes, on foot in about 25 minutes, and by the Mühleggbähnli in 20 minutes

• 1,668 m2 large and freestanding plot of land in a quiet forest edge location

• The Weder bakery is 3 minutes away, the Bechinger butcher's shop and the Maxi food store are 10 minutes away
