Located on the southern edge of the village of Matzendorf, nestled between the Jura mountain range and vast forests, lies an equestrian facility that was created in 2003 as a well-thought-out overall concept and has been continuously developed since then. Short distances characterize everyday life: from the house, a mudroom leads directly to the group stall, from there it's just a few steps to the riding arena and stable building.
The 2003 wooden house offers 4.5 bright rooms with an open living-dining area, Swedish stove, and oiled oak parquet on 180 m² of living space. The spacious kitchen with bar convinces with Gaggenau and Siemens appliances as well as granite covering. The master bedroom has a dressing room and direct access to the bathroom, the 71 m² large roof terrace above the running stall offers a wide view of the Jura heights.
The infrastructure is at the highest level: 11 turnout boxes (each 3.46 m × 3.43 m) with their own turnout, heated water, and rubber mats, washing area with warm water, solarium, two saddle rooms, and a feed room. The group running stall (renovated in 2016) offers weather-protected lying areas with video surveillance for 4-6 large horses. The riding arena measures 30 m × 50 m and is half-covered - guaranteed year-round, weather-independent training; construction plans for a full cover are already available.
Above the stable, there is a brightly lit, 106 m² large office loft with its own external staircase - ideal as a second residential unit or retreat for employees. Additionally, around 1.5 ha of pasture land are available for unlimited lease.
Energetically, the property is forward-looking: air-water heat pump, since 2025 a photovoltaic system with 35.88 kWp and two battery storage units (41.4 kWh) - annual yield of around 29,850 kWh, of which a good half is self-consumed.
Matzendorf in the Thal Nature Park (SO) anchors horse keeping in the community's guiding principles, offers school services on site, and has an A1 motorway connection in 8 minutes by car. A rare opportunity for riders who want to combine living comfort, business management, and proximity to nature under one roof.
The company IMMOLEADER (reitsportimmobilien.ch) is the market leader and specialist in the sale of equestrian properties in Switzerland and has been since 2008 - experience that pays off.
