Spacious practice or office space with diverse usage possibilities in 9306 Freidorf
In a central and very easily accessible location in 9306 Freidorf, we are renting out an exceptionally spacious and versatile practice, office or training area with a total of approximately 250 m² immediately or by agreement.
The rooms are ideal for a medical or group practice, therapy center, office, training or education business, consulting company or for other service businesses with corresponding space requirements.
The area includes . A room of approximately 15 m² near the entrance area is particularly suitable as a reception or reception area.
The actual heart of the property is the exceptionally spacious central area, from which almost all rooms can be accessed. This open space offers numerous possibilities and could be designed, for example, as a representative reception hall, waiting area, lounge or meeting area. Especially for a practice or a business with public traffic, there is the possibility to create a spacious and inviting center.
The room offer is complemented by two separate toilet facilities for ladies and gentlemen as well as two smaller storage rooms that have been used, among other things, as an archive and server room. The rental offer also includes seven parking spaces, which is a significant advantage, especially for employees, patients, customers or visitors.
The rooms were used as a medical practice for around twelve years. After the previous tenant moved out, no comprehensive renovation or maintenance work was deliberately carried out. This opens up an interesting design scope for a future tenant: instead of renovating today on suspicion, we would like to wait for the future use and the individual needs of the new tenant.
As soon as a concrete rental interest exists, it can be discussed jointly which work is sensible and necessary, how the rooms should be designed in the future and which measures should be taken by the landlord or tenant. This creates the possibility of aligning the rooms specifically with the future operation, instead of having to take over a already finished solution.
If the entire area of around 250 m² is too large for a single tenant, we can also consider a division or a practice or office community with two rental parties under suitable conditions. The existing room structure offers interesting possibilities for this.
In short: a lot of space, an exceptionally flexible room layout, seven parking spaces and the opportunity to participate in the future design of the rooms - an interesting opportunity for all those who are not just looking for any finished space, but want to co-design their new location according to their own business needs.
The photos are original recordings of the rooms, the furniture and equipment are AI-generated and exemplary.
